Infopark phase-III likely to be completed by 2030, says CEO

The development of Phase-III of Infopark Kochi, which is envisaged as a world-class ‘Integrated AI Township’, is expected to be completed by 2030, its chief executive officer (CEO) Susanth Kurunthil said here on Tuesday (September 30, 2025).

The project is being jointly implemented by Infopark and the Greater Cochin Development Authority (GCDA), said Mr. Kurunthil and GCDA Chairman K. Chandran Pillai, a day after the two entities signed a memorandum of understanding (MoU) to implement the project through the land pooling model.

The method involves pooling small parcels of land with the consent of landowners and developing the consolidated area in a planned manner. A portion of the developed land will be returned to the owners.

The township is proposed to come up in 300 acres, of which 100 acres will be used for IT businesses. The MoU gives the GCDA the responsibility of identifying suitable land for the project through land-pooling.

Mr. Pillai said the GCDA was looking to find the required land in Kizhakkambalam and Kunnathunad panchayats, considering what he termed a ‘geographical continuity’ to the first two phases of Infopark.

“We have had experiences of facing difficulties in finding land for development projects. But our development demands have been extensive. We are foraying into the land pooling model with huge expectations. In this model, the most important aspects are the willingness of landowners and getting them into confidence. We hope the people will cooperate with the project considering the social cause involved in it,” Mr. Pillai said.

The project aims to attract global tech giants and global capability centres (GCCs) of leading companies. It is expected to attract an investment of around ₹25,000 crore and create nearly two lakh direct jobs and twice that number of indirect jobs.

The signing of the MoU will be followed by feasibility studies, stakeholder consultations, preliminary surveys, master-planning, and preparation of a detailed project report.

While the GCDA will lead the land pooling process, the ownership of the project will remain with Infopark. After completing the land pooling procedures, the GCDA and Infopark will jointly submit a detailed report to the government in a year.

Infopark will take up the master-planning of the space and also bear the cost of land-pooling and setting up of other related facilities. “The township will serve as an urban city brain, being a centralised digital platform that will coordinate all city activities to anticipate and solve problems through real-time data analysis. The potential of AI will be leveraged in all sectors such as residential, commercial, retail, healthcare, education, and agriculture,” Mr. Kurunthil said.
