In a significant luxury residential real estate deal Entrepreneur Manav Sardana, who was associated with Imperial Auto that was acquired by global private equity firm Warburg Pincus, is learnt to have bought a penthouse at DLF’s The Dahlias in Gurugram for ₹271 crore, making it one of the most expensive residential transactions reported in India.
The penthouse has a 17,200 sq. ft. super built area and 10,500 sq. ft. carpet area, translating to approximately ₹1.58 lakh per sq. ft. on super built area and nearly ₹2.6 lakh per sq. ft. on carpet area making it among the costliest residential deals on a per-square-foot basis in India.

Some of Mumbai’s biggest transactions include USV’s promoter Leena Gandhi Tewari’s ₹639-crore purchase at Naman Xana in Worli and Famy Care’s promoter JP Taparia’s ₹369-crore acquisition of a 27,160 sq. ft. triplex at Malabar Hill.
In Gurugram before The Dahlias, The Camellias of DLF had established itself as one of India’s most exclusive residential addresses.
In December 2024, entrepreneur Rishi Parti acquired a 16,290 sq. ft. penthouse at The Camellias for ₹190 crore, at approximately ₹1.8 lakh per sq ft on carpet area. The project has since seen several other large transactions, including an approximately ₹114-crore sale of an 11,000 sq ft apartment, while multiple homes have crossed the ₹100-crore mark, according to people familiar with the deals.
One of the most recent high-profile purchases at The Camellias was by Ajit Jain, vice-chairman of Berkshire Hathaway and one of Warren Buffett’s closest associates, who bought a 7,400 sq. ft. apartment for around ₹85 crore.
At The Dahlias in October 2025, a Delhi-NCR-based industrialist acquired four apartments for close to ₹380 crore, with the residences spanning more than 35,000 sq. ft.
Stock investor Madhusudan Kela had also purchased an apartment at this project for ₹120.7 crore.
The Dahlias project comprises 420 residences across 29 levels and eight towers, spread over approximately 7.5 million sq ft, with 15 duplex penthouses and a 3.5 lakh sq ft clubhouse.
DLF has positioned it as one of its most ambitious super-luxury residential developments, with the project value at more than ₹40,000 crore.
At the time of the earlier transactions, DLF managing director and chief business officer Aakash Ohri had said around 34 units had been sold in the preceding quarter and the project was approximately 65% sold.
Price realisation had crossed ₹1 lakh per sq ft, with higher floors touching around ₹1.20 lakh per sq ft on super area, he had said.
According to Mr Ohri about 25–30% of the company’s business is now coming from the rest of India and overseas, including NRIs, while the project continues to attract some of the country’s wealthiest families.
