Bangalore Development Authority (BDA) has called a tender of ₹3,348.05 crore for the construction of the Bangalore Business Corridor (Peripheral Ring Road-1) Package-1, which extends from Tumkur Road to Ballary Road. It is a stretch of 19.80 km, inclusive of ten-year operation and maintenance on a design, build, operate and transfer mode.

The last date for the receipt of tenders is May 4, and the technical bid will be opened on May 6. However, the final bid will be opened on May 11. The peripheral ring road would be 23 km in length, of which only a 19.80 km stretch has been taken up for construction in package-1.

The Bengaluru Business Corridor Ltd. was incorporated to spearhead the Bengaluru Business Corridor project under the BDA.

Earlier, the BDA had decided to split the project into multiple packages and issue tenders for stretches as and when they achieve 80% of the land acquisition targets.

This road will begin from the Bangalore International Exhibition Centre, Madavara, and cut across Ballary Road next to Collins Aerospace Park at Venkatala, where a metro station is coming up on the new airport metro line.

According to BDA officials, this road will help ease traffic on International Airport Road and Tumakuru Road, particularly at the Hebbal junction, by connecting Tumakuru Road and Ballari Road through a new road. This road will also be tolled.

Of the 576 acres and 38 guntas of land required for this 23 km stretch, till date, the BDA has taken possession of 308 acres of land on the Tumakuru Road–Ballari Road stretch, including some government-owned land, achieving over 50% of the target.

In 2007, the BDA had issued awards for 943 acres of land but failed to disburse the monetary compensation, with most of these awards pertaining to this particular stretch. As the awards have since lapsed, the State Cabinet has recently approved an ex gratia compensation package similar to that offered to other affected farmers over and above the original awards.

Officials noted that the compensation being extended for the land along this stretch is the highest for any land acquired under the project. It has been determined based on the prevailing guidance value. The highest payout has been fixed at ₹15.6 crore per acre for land in Venkatala along Ballari Road. This generous package has, in turn, encouraged many landowners in the area to come forward and part with their land willingly, sources added.
