T.N. government to move most of the property registration process online within six months: Minister

With the objective of eliminating corruption and overcrowding at Sub-Registrar Offices, the Tamil Nadu government is chalking out a proposal to simplify property registration by taking most of the process online, Minister for Commercial Taxes and Registration D. Logesh Tamilselvan said on Thursday (June 11, 2026).

“From entering all the relevant details required for the registration of properties to the payment of the registration fee, the entire process will be made online. This proposal is on the cards. We are chalking out a plan on how to implement this system. Once implemented, people will have to visit the Sub-Registrar Office only for the final authentication process,” the Minister told The Hindu.

Currently, the Registration Department is working towards the online registration of the first sale of plots and flats, sale deeds relating to the Tamil Nadu Housing Board, and memoranda of deposit of title deeds (MODs). This system will be rolled out in the first week of August, he said.

“We are working out a plan to expand the scope of online registration by making nearly 90% of the property registration process online. This will take around six months from now. The ultimate objective is to eliminate corruption, simplify the process, and reduce overcrowding at Sub-Registrar Offices,” he said.

He also said complaints from the public, including on social media platforms, regarding the registration process were being taken seriously and addressed promptly. “Instructions have been issued to ensure that the public does not face any kind of hardship. That is the Chief Minister’s goal. He [C. Joseph Vijay] is closely monitoring developments in the Registration Department,” he said.

“There were some irregularities reported with respect to GST refunds. An inquiry has been initiated. Measures are under way to ensure tax compliance. The Roving Squad of the Commercial Taxes Department has been instructed to prevent the movement of unaccounted goods and ensure that there is no tax evasion,” he said.

Incentives for women

Asked whether the Registration Department has any proposal to increase incentives on registration fees for immovable assets registered in the names of women, the Minister said the subject is under discussion. Currently, the registration fee for all immovable assets, including houses, plots, and agricultural lands valued up to ₹10 lakh, is reduced by 1% when registered in the name of women.

The Minister said instructions had been given to officials to ensure that guideline values were fixed for all survey numbers by the end of this month. He also said officials had been instructed not to keep documents pending for a long time and to take prompt action.
