Vizianagaram real estate sees boom in 2025

The real estate sector in Vizianagaram witnessed significant growth in 2025, thanks to the ongoing construction of the international airport at Bhogapuram and the Visakhapatnam-Raipur national highway via the Fort City.

Vizianagaram’s promixity to Visakhapatnam, where new projects of Google, Infosys and Cognizant among others are coming up, is another driver of the boom. The distance from Vizianagaram to the IT Special Economic Zone at Madhurawada in Visakhapatnam is hardly 40 km.

K.S.C. Bose, State vice-president of Confederation of Real Estate Developers Association of India and MD of Pride Developers, said government focus on improving infrastructure between Visakhapatnam and Vizianagaram is one of the main reasons for the realty sector’s growth in and around the Fort City.

Techies and others who cannot afford properties in Visakhapatnam are looking to Vizianagaram, where prices are relatively lower. A square yard of land costs over ₹30,000 to ₹40,000 on the outskirts of Visakhapatnam while it costs only ₹10,000-₹15,000 in Vizianagaram gated communities. While the cost of a square foot at an apartment in Visakhapatnam is between ₹4000 and ₹7000, it is between ₹3000 and ₹4000 in Vizianagaram. Villas are also available for around ₹70 lakh in and around Vizianagaram.

Madhan Group managing director M. Madhan Babu said demand for properties has gone up significantly over the past six months. “We developed a new gated community project at Gunkalam along Visakhapatnam-Raipur highway. Surprisingly, most of the buyers in the project are from Visakhapatnam. Civic infrastructure such as colleges, hospitals and multiplex theatres made them buy properties in Vizianagaram. We think Vizianagaram will become another Shamshabad with the development activities such as the airport and the Visakhapatnam-Raipur highway,” says Madhan Babu while speaking to The Hindu.

Sivva’s Constructions managing director Sivva Narayana Rao says many customers are keen on buying properties as the cost of living is lower in Vizianagaram. According to him, square foot cost is around ₹2500-₹4000 in Vizianagaram.
