Hyderabad sees jump in property registrations in May ahead of revised guidance values

Hyderabad witnessed a rise in residential property registrations in May, with homebuyers accelerating purchases ahead of the Telangana government’s revision of guidance values that came into effect on June 5, said a report released by Knight Frank India on Monday, June 15.

Residential properties worth ₹5,887 crore were registered during May, marking a 35% increase in volumes and a 37% rise in transaction values compared with the same month last year. The month also recorded a 22% increase in registrations and a 26% increase in transaction values over April.

The report noted that the surge should be viewed against the backdrop of the State government’s revision in guidance values, which increased by 25% to 100% across locations and by 10% to 20% for apartments. Although the registration charge remained unchanged at 7.5%, the higher guidance values are expected to raise overall transaction costs, prompting many buyers and sellers to advance registrations before the new rates came into force.

Properties priced above ₹1 crore continued to play a major role in driving the market. Homes in this category accounted for 19% of registrations but contributed 49% of the total transaction value during the month. The strongest growth came from the ₹50 lakh to ₹1 crore segment, where registrations rose by 40% compared with May 2025. Homes priced below ₹50 lakh also recorded a 33% increase.

Affordable homes costing less than ₹50 lakh accounted for 54% of all registrations, while properties valued between ₹50 lakh and ₹1 crore represented 27% of the market.

Most homebuyers preferred units measuring between 1,000 and 2,000 square feet, which accounted for 65% of all registrations in May. Properties larger than 2,000 square feet comprised 20% of transactions.

All five top transactions involved properties worth more than ₹10 crore, with four of them taking place in Jubilee Hills and one in Raidurg. The most expensive transaction was a property in Jubilee Hills valued at ₹13.13 crore, the report said.
