Sumadhura Group makes Chennai debut with ₹400-crore logistics park

Real estate firm Sumadhura Group has entered the Chennai market with a Grade A built to suit Industrial & Logistics Park in Red Hills, North Chennai, along the Chennai Peripheral Ring Road (CPRR). The project entails investments to the tune of ₹400 crore. “This is a 52-acre land. The project will offer 1.2 million sq. ft. of warehousing space,” Vamshi Karangula, Director – Industrial & Logistics, Sumadhura Group told The Hindu.

“We have done the groundbreaking. We are targeting June 2028 for project completion. The first phase will be ready by the first quarter of 2027, seven months from now,” he said. “We have now submitted the project for approvals, and once we receive the clearances, we will start work,” he added.

The park will cater to the growing requirements of manufacturing, automotive, e-commerce and 3PL players, and other sectors. “India’s warehousing sector is undergoing a structural shift, with occupiers increasingly favouring Grade A warehousing spaces. Chennai reflects this shift clearly, backed by its strong manufacturing base and improving logistics infrastructure,” Mr.Karangula said.

Madhusudhan G, Chairman & Managing Director, Sumadhura Group said, “Chennai’s manufacturing depth and port connectivity, anchored by emerging industrial and logistics hubs like Red Hills, Sriperumbudur and Oragadam make it a natural second market for our warehousing vertical.”

Sumadhura’s expansion into Chennai comes at a time when the city is emerging as one of India’s leading Grade A industrial and warehousing markets. Chennai recorded 4.1 million sq. ft. of Grade A absorption in the first half of 2026, the second highest among the top eight cities, with demand growing 11% year-on-year. Along with Delhi NCR, the city accounted for more than 45% of Grade A industrial and warehousing leasing during the period.

The group is eyeing further investments in Chennai, with plans to expand beyond its existing portfolio into both residential and commercial real estate. In residential, it is focusing on the luxury and upper mid segments with a ticket size ranging from ₹1 crore to ₹2.5 crore. On the commercial real estate front, the company is exploring business park developments.
