A residential building in Venkatapura, Koramangala, which had been issued multiple notices by the civic authorities for building violations, tilted after developing cracks on its ground floor. The building owner has now begun the demolition process.
Last year, during routine inspections, the Koramangala Sub Division identified the under-construction building at Site No. 17/B, owned by one Shanthamma. A notice was issued under section 313 of the BBMP Act, 2020 (replaced by the Greater Bengaluru Governance Act), on August 2, 2024, seeking approved building plans and other relevant documents.
As the owners did not submit the required documents, the building was deemed unauthorised. Subsequently, a provisional order and show cause notice were issued under sections 248(1) and 248(2) of the BBMP Act on August 13, 2024. Despite repeated notices, the owners neither initiated demolition nor provided a satisfactory explanation.
On September 23, 2024, the owners requested a few months’ time to carry out demolition under the guidance of an architect, assuring that adjacent buildings would not be affected. The corporation deferred action based on this request.
Over a year later, on Thursday, September 25, the owners submitted another letter reporting visible cracks in the building’s foundation and sought permission to safely demolish the structure themselves. Following a site inspection, the Assistant Executive Engineer’s office granted conditional approval for the demolition.
The owners have now voluntarily started the demolition at their own expense. Officials are supervising the work to ensure no inconvenience or harm is caused to nearby residents.
The corporation has warned that if the demolition is delayed or left incomplete, it will carry out the demolition through legal procedures.
